The White Hart is located in the affluent, highly desirable village of Nettleham, some 2.5 miles from the historic city of Lincoln. The main building is a 2 storey brick built construction, with a single storey adjoining annexe. There is a small walled patio to the rear overlooking a beck and a sunny patio to the front. Nettleham is a picturesque village of over 3400 residents with a high demand for new properties resulting in several new housing developments. The White Hart is located on the main road into  the village with the village centre just a few hundred yards away where there is a Coop convenience store, a primary  school,  a doctor’s surgery, village hall, 2 other pubs and a selection of shops and cafes. There are regular bus services to Lincoln and hence the village is also popular with commuters who travel the short distance into Lincoln.  The village also boasts a famous historical Saxon church (All Saints ) and a feature beck which meanders throughout the village, attracting walkers and cyclists to the area. The active village community has ensured that Nettleham has been voted “Lincolnshire’s best kept village“ on numerous occasions.

Brief description of the present trading environment

This popular village pub is divided into 2 trading areas. There is a dining lounge with approximately 40 covers, a working open fire, a coffee station and bar servery. The public bar has a feature fireplace with a log burner, an additional 16 covers and bar servery with 4 handpumps and a range of lagers ciders wines and spirits. The good sized catering kitchen has a full range of appliances and preparation facilities and a small area outside which the current tenant uses for a smokery. To the front there is a porch with a large bay window and a useful space for coats, umbrellas etc. The ladies and gents toilets were both refurbished in 2019. Externally there is a car park for 12 vehicles, with the front elevation housing a secure, fenced  external drinking area with 7 large 8-seater picnic benches. There is also a small walled patio to the rear overlooking the beck, which has a bridge for easy access.

The cost of taking the pub on is £14985, plus stock at valuation, valuation fees and working capital.
