The Ship Inn is located on the outskirts of the popular coastal village of Chapel St Leonards, some 800 yards from the village centre. The pub has impressive external floral displays, and a traditional low beamed interior with open fires. Externally there is a car park, beer garden and 5 caravan hook-ups, which can use an external toilet and shower block. Internally there is a public bar and a 40 cover restaurant, serviced by a well-equipped trade kitchen with a 5 star EHO rating. The retirement of our long serving tenants is the genuine reason for the vacancy.

The domestic accommodation comprises 2 double bedrooms, a single room which is currently used as an office, bathroom, kitchen and lounge. These are all in good decorative order.
Details of facilities in the neighbourhood
The Ship Inn stands on the outskirts of the seaside village of Chapel St Leonards, in an area largely comprising owner occupied bungalows and houses. The pub stands on the River Orby and is a short distance from the village, beach, shops and the local caravan parks. There is a primary school nearby and secondary schools in Ingoldmells and Skegness. A regular bus service runs from Chapel St Leonards to all the nearby coastal towns.
Brief description of the present trading environment
Outside of the holiday season, most of the trade comes from local residents, with Sunday lunches proving popular with customers driving from Skegness. Internally, in the public bar there are 30 covers, a pool table and darts board (with teams for both games), numerous brasses, low beams and 2 open fires. There is a central bar servery with 5 hand pumps leading to a ground floor cellar. The 40 seater restaurant can be accessed via the public bar, and the trade kitchen is fully equipped including full extraction canopy and stainless steel preparation tables. There are both ladies and gentleman’s toilets accessible from the public bar. Externally, there are small car parks to the front and rear of the building (c15 cars), a well maintained grassed beer garden, and a large grassed area for 5 touring caravans and/or tents, with electric hook-ups and a separate toilet and shower block. This facility is registered with the caravan and camping club. The pub has consistently won awards for the external floral displays and is known as dog friendly in the public bar.
The cost of taking the pub on is £13733, plus stock at valuation, valuation fees and working capital.

This pub is available on a 3 year renewable secured tenancy (i.e. automatically renewable). This includes a supply agreement for all wet stock. The Profit Partnership Plus tenancy agreement offers highly discounted Free Trade Cash and Carry Pricing.
For the duration of the term of the agreement and subsequent agreements if renewed, there are no rent reviews.
