The Royal Oak is situated on the A155 which is the main road through Mareham le Fen, a village about 6 miles south from the town of Horncastle. There is a primary school nearby with secondary schools around 4 miles away. The pub is in easy reach of local amenities and public transport links making it a convenient location.

The Royal Oak is a unique thatched pub with a new thatched roof which really makes the building stand out, and the cosy interior design is a must see. The exterior features include an impressive beer garden and ample car parking. A new extension to the building in 2016 provided a large, state of the art commercial kitchen with 6 ring burners and an Air-o-stream oven. The kitchen has a brand new extraction system and ample fridge and freezer space. The cosy bar area seats 28, with a further 32 covers in the restaurant. The pub has been closed since December but prior to this was popular with the local pool and darts teams, and ran a popular monthly quiz night.
The cost of taking the pub on is £16000, plus stock at valuation, valuation fees and working capital.
