The historic village of Swaffham Prior is mentioned in the Doomsday book and is known for its twin churches (dating back to the 15th century) and 2 windmills. With a population of just under 1000, this stunning, affluent village has a Primary school and a Village hall, and is served by a regular bus route to the city of Cambridge and the centre of British Horse racing, Newmarket. Nearby is the village of Bottisham which has a college for secondary education students. The village is also popular with walkers and cyclists with the cycle/foot path to Cambridge “The Lodes Way “passing through Swaffham Prior.

Brief description of the present trading environment

The pub is divided into 4 separate areas. Firstly 2 areas are used for dining, with a total of 38 covers and a feature fireplace with a multi fuel burner. A further 14 covers can be placed in the snug, with its feature open fire. In the centre is the public bar with a bar servery – the main focal point of the pub. Beneath the bar is the good sized beer cellar. Access to the well-presented ladies and gents toilets is by going down the corridor towards the rear of the servery. All areas were redecorated in 2018, including new carpets, with the fully equipped kitchen also being extended that year to generate more space and a separate preparation area. Immediately to the rear of the pub is a covered patio with tables and chairs, which leads to a further patio area and a small car park for 6 cars (there is also unrestricted street parking). Beyond this is the very large well maintained beer garden, with numerous picnic tables and great views over the pub and the village. Further catering storage is housed in the detached former garage, which contains freezers and a walk in fridge.

The cost of taking the pub on is ££14,850, plus stock at valuation, valuation fees and working capital.
