The Fighting Cocks is an attractive traditional “inn” located in the centre of the affluent and expanding village of Corby Glen, some 9 miles south of Grantham and 8 miles north of Bourne. This 2 story stone built pub has a small car park and a sunny patio to the rear and benefits internally from 3 separate trading areas, real fires and a well-equipped catering kitchen. The pub is truly at the heart of the community, hosting regular beer festivals, village societies and the oldest Sheep Festival in Britain each October, dating back to 1238. During the Coronavirus pandemic, the pub has remained busy with a valuable takeaway and delivery service for local customers.

The domestic area comprises 3 large double bedrooms, a bathroom with a wc and a power shower over the bath, a fitted kitchen with wood floor and a spacious living room. There is oil fired central heating throughout and the private quarters are in very good decorative order.


Details of facilities in the neighbourhood

Corby Glen is an expanding village of 1400 residents with a high demand for new properties resulting in planning permission granted locally for 66 new houses. The pub is located in the very centre of the village, next to a small shop and opposite a public parking area, with a Coop convenience store 200 yds away. There is both a primary and secondary school in Corby Glen, as well as a doctor’s surgery, fire station, 1 other pub and a tea rooms. There are regular bus services to Grantham, Stamford and Bourne. The village is also popular with commuters who use the mainline service from Grantham train station.

Brief description of the present trading environment

This highly traditional village pub is divided into 3 trading areas. There is a split level lounge with 32 covers, a working open fire and retractable big screen with HD projector. The public bar has a feature open fireplace, exposed stone walls and oak beam ceilings, with 12 more covers. Just off the public bar is a games room with a pool table, dartboard and TV.  There is a central bar servery with 3 handpumps and a range of lagers, ciders, wines and spirits. The good sized catering kitchen has a full range of appliances and preparation facilities. Externally there is a small car park for 5 vehicles, with the bulk of the outside space utilised as an external drinking and dining area with 26 covers, and a marquee is used in cooler weather.

The pub has been under the same family tenure for 12 years and has become renowned for beer festivals and serving the local community, especially during lockdowns. There is a genuine reason for leaving.

The cost of taking the pub on is £14400, plus stock at valuation, valuation fees and working capital.
