The Crown Inn is located in the centre of the village of Trunch, adjacent to the imposing 14th century St Botolph’s church. The pub is detached and has a small external drinking area to the front and a small number of parking spaces to the side. Internally the pub is divided into 2 trading areas; a lounge bar with the bar servery and a dining/lounge area beyond the central feature multi fuel burner.

The domestic area comprises 2 double bedrooms, a third bedroom used as an office, a lounge, a kitchen and a well appointed bathroom with separate WC. There is LPG central heating throughout the property.


Details of facilities in the neighbourhood

The village of Trunch had just over 900 residents at the last census, but since then new houses have been built and some properties are holiday homes, meaning the current population will exceed 2000. There is a village hall (which is home to the preschool), a social club and a shop with a post office. The popular resort of Mundesley is 2 miles away, with Cromer only 7 miles away. There is a Primary school in Mundesley, with older children attending the High School in North Walsham. There is a regular bus service to Cromer and North Walsham. The village is famous for its annual music festival Trunchonbury each August, held a short distance from the Crown.


Brief description of the present trading environment

The front lounge has 10 covers, with a bar servery which currently has 6 real ale pumps. The dining area has approximately 20 covers. All areas were upgraded in 2018 with a “Crown” theme. There is a fully equipped catering kitchen with preparation area & pizza oven, and chilled ground floor beer cellar. To the side is a small area for public parking for 4 vehicles, and to the front there is a popular beer patio with sturdy and hence a further 30 covers outside. The pub is popular with walkers and tourists, and can also attract celebratory events from the nearby church.

The cost of taking the pub on is £10,500, plus stock at valuation, valuation fees and working capital.

This pub is available on a 3 year renewable secured tenancy (i.e. automatically renewable). This includes a supply agreement for all wet stock.
The Profit Partnership Plus tenancy agreement offers highly discounted Free Trade Cash & Carry Pricing. For the duration of the term of the agreement & subsequent agreements if renewed, there’s no rent reviews.
