The Black Bull is an attractive mock Tudor fronted pub located in the centre of the affluent and expanding village of Ruskington, some 4 miles North of Sleaford and 17 miles south of Lincoln. This 2 story brick built pub has a small car park and patio to the rear. Internally there are 3 separate trading areas, including a lounge with a real fire and a well-equipped catering kitchen (not currently in use). The pub is centrally located in this picturesque village, 50 yards from the main road junction.

The spacious domestic area comprises 2 large double bedrooms, 2 single rooms, a bathroom with shower over the bath & separate wc, a lounge (with open fire) & a fitted kitchen. There is gas central heating throughout & the private quarters are in good decorative order.

Details of facilities in the neighbourhood

Ruskington is an expanding village of over 5,600 residents with easy commuter links to Sleaford, Lincoln, Newark & Nottingham. The pub is located near a crossroads in the centre of the village, with the main street & a Coop convenience store some 400yds away. There are 2 primary schools & a secondary school in Ruskington, as well as a doctor’s surgery, fire station, 2 other pubs & a number of local shops. There are regular bus services to Grantham, Stamford & Bourne. The village is also popular with commuters who use the train station to travel to Nottingham, Lincoln & Grantham, with regular bus services to Sleaford & Lincoln. The main employer in Ruskington is Tulip, the Danish food producer whose large factory & offices are on the edge of the village.

Brief description of the present trading environment

This traditional village pub is divided into 3 trading areas. There is the main public bar, with feature leaded windows & seating for c.36 customers, a pool table, dart board & juke box. The lounge bar seats c.20 people & has a welcoming open fireplace with multi-fuel burner & was redecorated in 2020. Just behind the lounge bar is a meeting room which could be upgraded to a restaurant with 20 covers. There is a central bar servery with 3 handpumps & a range of lagers, ciders, wines & spirits. The good sized catering kitchen has a full range of appliances & preparation facilities. The ladies, gents & disabled toilets are located in the corridor to the rear exit. Externally there is a small car park for 5 vehicles & a beer patio with artificial grass & picnic benches. The exterior was also redecorated in 2020.

The pub will be subject to an internal refurbishment this autumn, with the final rent proportionate to the level of investment agreed with the successful applicant.

The pub has been under the tenure for 8 years & ill health has meant the current operator does not wish to renew his agreement.

The cost of taking the pub on is £11,300, plus stock at valuation, valuation fees and working capital.
