The pub is less than 2 miles from Boston, which has a railway station and 3 secondary schools, including a Grammar School. There is also a regular bus service past the pub which runs between Boston and Skegness. Planning permission has been granted for 200 properties to be built locally to the pub.

Brief description of the present trading environment

The single bar servery has 4 hand pulls, with 36 covers and an open fire. There is also a further 20 covers in the lounge area. There is a good sized, well equipped catering kitchen, as well as multiple storage areas and a separate dry store. The pub has recently been awarded a 5 star food hygiene rating. There is a large car park, which has recently been relined, with a large outside seating area and beer garden to the rear of the car park. The restaurant has a great reputation for food, serving both a lunchtime and evening menu alongside excellent cask ales, as well as catering for parties of all sizes for special occasions, funerals and weddings.
