The lower room is used for pub games and entertainment which leads onto the large outside drinking courtyard with outbuildings suitable for future conversion. In addition there is a lounge bar with 24 covers, which is currently used as a dining and function room, but could easily revert to being a traditional lounge.

The living accommodation

The domestic area is in good decorative order and consists of two double bedrooms, one single bedroom, a lounge, kitchen, bathroom and a separate toilet.

Brief description of the present trading environment

The Rum Runner is a community locals’ pub, located in a largely residential area. The retail offer is focussed on quality cask ales, with cask marque accreditation and a specially adapted cellar with purpose built racking for a variety of cask ales and beer festivals. There is a good sized, well equipped catering kitchen, which should be fully utilised to capture the food trade opportunity with a value dining offer. The lower area is ideal for live entertainment and pub games, and the large courtyard can be used as a beer garden and also for outdoor games such as skittles.
